1. Discovery & brief
We start with how you intend to live, not a set of drawings. Site walks, lifestyle questions, and reference images produce a written brief that anchors every decision that follows. Skip this and you get a beautiful house that doesn't fit your life.
2. Design
Architecture and interior direction take shape. The critical move here — and the answer to the age-old "architect or builder first?" question — is to have your builder at the table early, pressure-testing drawings for cost and constructability before they're final. It prevents the demoralizing redesign that happens when a finished plan comes back over budget.
3. Pre-construction
This is the phase that decides the outcome. Engineering, permitting, real trade pricing, locked selections, long-lead procurement, and a resourced master schedule. Nearly every overrun and delay you've heard about traces back to something skipped here. We don't break ground until it's complete.
The build doesn't go wrong on the jobsite. It goes wrong on paper — in the decisions that were left for later.
4. Construction
Site work, foundation, structure, dry-in, mechanical/electrical/plumbing, then finishes. One principal, one superintendent, and a live client portal where every change order, RFI, and selection lives in one place. You should never have to wonder where things stand.
5. Finishing & quality review
The last ten percent separates good builders from great ones. We run an exhaustive internal punch list before you ever see one — so the list you receive is the one you write yourself, not a catalog of things we missed.
6. Walkthrough & handover
A choreographed handover: every system demonstrated, every warranty registered, every manual indexed into one owner's package. Final inspections, certificate of occupancy, and a clean, photographed, move-in-ready home — with schedule updates communicated clearly before handover.
7. Ongoing support
